Building energy certificate

What are building energy certificates?

The building energy certificate is a document drawn up on the basis of the building’s energy efficiency assessment. The energy assessment includes:

  • external partitions and windows
  • heating installations
  • ventilation installations
  • air-conditioning installations
  • lighting

On the basis of the assessment mentioned above, a document is prepared that contains basic information about the building (including cubature, usable area, year of construction) and calculation indicators: EP – demand for non-renewable primary energy, EK – final energy demand and EU – demand for usable energy and possibilities to improve energy efficiency of the building.

Who needs these energy certificates?

The obligation to obtain a building energy certificate was lifted for newly constructed buildings in 2015, but if the owner wants to apply for a subsidy or confirm the energy efficiency standard with a certificate, he must obtain it.

The drawing up of a certificate is required for sale or rental transactions. The obligation to present an energy certificate is always a responsibility of the seller or the landlord, and the document should be attached when writing up the notarial deed.
